最近、海外のお客様から京都の不動産についてお問い合わせをいただく機会が増えてきました。
弊社のホームページを通じて、WhatsAppやLINEから直接ご連絡をいただくこともあります。
台湾、アメリカ、ヨーロッパ、東アジアなど、お客様の国や地域もさまざまです。
もちろん、まだまだ小さな不動産会社ですので、京都全体の市場動向を語れるほどのデータがあるわけではありません。
ただ、日々お問い合わせに対応していると、以前とは少し違う変化を感じることがあります。
それは、海外のお客様の質問が、想像以上に具体的になってきているということです。

固定資産税などの支払いはどうするのか。
長期間利用しない建物を、どのように維持していくのか。
そして、将来売却したくなった時には、どのような手続きが必要になるのか。
購入時には小さく見える問題が、数年後には大きな負担になることもあります。
不動産会社の仕事は、売買契約を成立させることだけではない。
海外のお客様とお話ししていると、そんな当たり前のことを、改めて考えさせられます。
技術は進歩しても、国境を越える手続きは簡単ではない
もう一つ、実務の中で感じるのが海外送金の難しさです。
今では、世界中の人と瞬時にメッセージを交換できます。
ビデオ通話で物件を確認することもできます。
契約に必要な資料も、以前とは比べものにならないほど簡単に共有できるようになりました。
ところが、いざ海外から日本へ不動産購入資金を送金するとなると、必ずしも簡単ではありません。
送金手数料。
為替レート。
銀行ごとの確認手続き。
送金目的や資金の出所に関する書類。
日本側の金融機関での受け入れ確認。
こうした要素によって、想定以上に時間がかかる場合があります。
もちろん、金融機関による確認には、資金洗浄防止などの重要な目的があります。
ただ、お客様からすれば、購入したい物件が見つかっても、資金の移動が思うように進まないことは大きな不安になります。
だからこそ、物件選びと並行して、送金方法や必要書類、決済までのスケジュールを早い段階から確認しておくことが大切です。
お客様の居住国や利用する金融機関によっても事情は異なります。
私たちも金融機関や専門家と確認を重ねながら、一件ごとに適切な進め方を考えていかなければならないと思っています。

海外のお客様が京都の不動産を探すこと自体は、以前よりずっと簡単になりました。
インターネットで物件を検索し、写真や動画を見て、周辺の街並みを調べる。
翻訳技術を使えば、日本語の情報を理解することもできます。
それでも、画面の向こう側だけでは分からないことがあります。
その道は、実際にはどのくらい狭いのか。
建物の状態はどうなのか。
周辺にはどんな方が暮らしているのか。
その建物を希望する用途で使えるのか。
購入後に、どのような問題が起こり得るのか。

Our enquiries have come from Taiwan, the United States, Europe and other parts of East Asia.
Although our experience represents only a small part of the Kyoto property market, one thing has become increasingly clear to us.
International buyers are asking much more detailed questions than simply, "Can I buy property in Japan?"
Beyond the Beauty of Kyoto Machiya
Traditional Kyoto townhouses, known as machiya, are particularly popular among our international enquiries.
Their wooden architecture, historic character and connection to Kyoto's cultural heritage are naturally appealing.
But the questions we receive often go much further.

Today, international buyers can discover Kyoto properties online, explore neighbourhoods through digital maps and communicate instantly across borders.
But technology cannot always explain the reality of a particular building or neighbourhood.
Is the road wide enough for practical access?
What renovation work might be necessary?
Are there restrictions on the intended use?
What will it actually take to maintain the property over time?
